Job summary

The Morgan Group is seeking a Maintenance Supervisor to lead the on-site team responsible for preventive maintenance, safety, and resident satisfaction. You will supervise skilled team members, inspect building systems, coordinate with contractors, and uphold MORGAN's core values while delivering reliable service across our properties.

Qualifications

• Supervise a team of maintenance staff and ensure safety standards.
• Follow OSHA guidelines and MORGAN Operations manual.
• Maintain building systems and respond to safety hazards promptly.

Responsibilities

• Adhere to MORGAN’s Maintenance, Emergency Procedures, Leasing and Marketing, Management and Operations, manuals along with the Team Member Handbook.
• Supervise a team of qualified and trained Team Members who perform their jobs safely and provide customer service.
• Monitor building systems, fire, electrical, security, elevators, etc. Report all unsafe areas to Community Manager.
• Constantly inspect the community and report hazards to the Community Manager.
• Conduct all work in compliance with OSHA and the MORGAN Operations manual.
• Maintain a workplace that adheres to safety standards. Train all Team Members on safety procedures.
• Maintain flammable and hazardous materials in a safe and secure area. Responsible for having SDS on all chemicals.
• Supervise all outside contractors and inspect work for quality and safety.
• Maintain all common areas.
• Maintain a preventive maintenance program for all building interiors and exteriors including pools, fitness equip. HVAC systems, lighting, etc.
• Respond to all service requests within 24 hours. Ensure that all service requests are completed correctly and in a timely manner.
• Ensure that all vacant units are market ready within 7 days.
• Maintain a proper inventory of tools and supplies to maintain property and consistent with property budget.
• Maintain a safe and secure area for property tools and supplies by keeping the area neat and organized on a daily basis.
