ABOUT THIS POSITION:

Our Lead Maintenance Supervisors are vital members of our Property Management Teams, responsible for ensuring the upkeep of our properties and resident satisfaction. This role involves overseeing maintenance work across various communities in the Seattle, WA region, requiring a self-starter capable of making impactful decisions, especially during after-hours emergencies. Successful candidates may advance to Regional Maintenance Manager roles.

KEY RESPONSIBILITIES:

PROPERTY MAINTENANCE

• Perform, schedule, and supervise maintenance repairs.
• Conduct preventative maintenance.
• Respond to after-hours and weekend emergency maintenance needs.

OPERATIONS

• Manage service requests using property management software like Yardi.
• Maintain budgets and inventory of maintenance supplies.
• Ensure compliance with safety and policy standards.

TEAM MANAGEMENT & CUSTOMER SERVICE

• Lead and develop a diverse maintenance team.
• Provide performance feedback and mediate as needed.
• Deliver excellent customer service to residents.

REQUIREMENTS ON DAY ONE:

• At least three years of hands-on apartment maintenance experience.
• Knowledge of plumbing, electrical, HVAC, carpentry, and appliances.
• HVAC-EPA (Type II) or EPA Universal certification.
• Certified Pool Operator (CPO) certification preferred; required within 90 days if not held.
• Budget comprehension skills.
• Supervisory experience.
• Experience with property management software like Yardi.
• High school diploma or equivalent.
• Fluent in English, with strong communication skills.
• Valid driver’s license and reliable transportation.
• Availability for on-call emergencies and flexible scheduling including weekends, evenings, and holidays.

COMPENSATION & BENEFITS:

Estimated annual salary: $75,000 - $82,000. Benefits include paid time off, holidays, sick days, volunteering leave, 401(k) match, health insurance, flexible spending, life insurance, and more.
