Job summary

KW Property Management LLC is seeking a Maintenance Supervisor to lead the maintenance staff at our Florida properties. This role ensures safe, reliable operation of building systems, coordinates preventive maintenance, and keeps accurate records.

You will read manuals, diagnose issues, order parts, supervise vendors, respond to emergencies within 30 minutes, and report to the Property Manager and client with professional written updates.

Qualifications

• Minimum two (2) years as a Maintenance Supervisor with direct reports.
• General experience in building trades, repair and maintenance.
• Ability to be at the work location.
• Ability to address emergencies within 30 minutes.
• Effective written and verbal communication skills.
• Provide professional reports and recommendations to Property Manager and Client.

Responsibilities

• Supervise and assign tasks to the maintenance staff.
• Read and interpret manuals and work orders for maintenance.
• Diagnose problems, replace parts, test and adjust.
• Perform regular preventive maintenance on machines/equipment.
• Use hand and power tools and material handling equipment.
• Maintain records of scheduled maintenance procedures.
• Obtain estimates for supplies and order parts as needed.
• Coordinate with property vendors on on-site jobs.
• Respond to emergency maintenance requests as required.
