Job summary

ISS Facility Services - North America is seeking an Engineer II to perform advanced maintenance, troubleshoot HVAC, electrical, plumbing, and mechanical systems across assigned facilities. The role requires diagnosing issues, mentoring junior engineers, and supporting reliability with minimal supervision.

Qualifications

• High school diploma or GED required.
• Technical school or trade certification preferred.
• 3–5 years of commercial building engineering experience.
• Strong knowledge of HVAC, chillers, boilers, electrical distribution, plumbing and Building Automation Systems.
• Ability to independently troubleshoot complex mechanical and building-system issues.
• Ability to read and interpret mechanical and electrical drawings.
• Experience operating and monitoring Building Automation Systems and OSHA safety requirements.

Responsibilities

• Perform advanced troubleshooting of HVAC, electrical, plumbing, and mechanical systems.
• Independently diagnose equipment failures and determine appropriate corrective actions.
• Perform preventive and predictive maintenance on building systems and equipment.
• Operate and monitor Building Automation Systems and respond to abnormal conditions.
• Review preventive maintenance schedules and recommend improvements.
• Coordinate repairs with outside vendors and contractors when necessary.
• Assist with equipment installations, capital improvement projects, and major repair activities.
• Maintain accurate maintenance records and work orders in the CMMS.
• Support emergency repairs after normal business hours when required.
• Train and mentor Engineer I team members.
