Job summary

Community Access in New York City seeks a live-in Building Superintendent to maintain safe living environments, oversee maintenance staff, and ensure regulatory compliance. The role includes daily repairs, building system inspections, and supervising contracted vendors.

The position uses Yardi and Maintenance IQ to manage vacancy turns, inspections, and work orders, with emphasis on safety, cleanliness, and tenant relations.

Qualifications

• High school diploma or equivalent required.
• Two (2) years of training or three (3) years of works experience in related trade.
• At least one (1) year of supervisory experience is preferred.
• Willing to work overtime, when approved by Area Superintendent.
• Must have experience in one or more of the following fields: carpentry, electrical, plumbing, masonry, painting.

Responsibilities

• Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and painting.
• Respond promptly to maintenance requests and emergency repairs.
• Conduct regular inspections of building systems and common areas.
• Review and prioritize incoming maintenance requests based on priority levels.
• Utilize Yardi and Maintenance IQ to track vacancy turns, major capital repairs, workflows, and inspections.
• Assign work orders to in-house staff or external vendors and monitor status.
