Job summary

ResProp Management is seeking a seasoned maintenance leader in Austin, TX. You will oversee service operations, supervise repairs, and train teammates to reach their full potential. You’ll coordinate with the Property Manager, recruit staff, and ensure safety and compliance across property maintenance.

The role requires EPA Universal certification, 3+ years in apartment maintenance, and a strong trades background. Local residency within 30 minutes of the property is expected.

Qualifications

• 8+ years general maintenance/repair experience required.
• 3+ years in apartment industry experience required.
• Management experience required.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills include plumbing, electrical, HVAC, drywall, etc.
• Trade licensing preferred but not required.
• Must be tech savvy and have own tool kit.
• Must live within 30 minutes of property and have dependable transport.
• Able to perform physical duties up to 50 lbs.

Responsibilities

• Oversee all aspects of service operations to achieve goals.
• Participate in completing work orders for repairs and replacements.
• Maintain quality customer service to residents.
• Train maintenance teammates to reach full potential.
• Provide input to Property Manager on performance and actions.
• Assist in recruiting and interviewing maintenance staff.
• Oversee maintenance shop organization and property appearance.
• Research and evaluate products used for maintenance.
• Schedule and supervise in-house and vendor work.
• Manage work orders, response times, and deadlines.
• Oversee inventory, ordering, and delivery of supplies and equipment.
• Maintain safe, healthy, accident-free environment; OSHA standards.
• Oversee unit turns and renovations within set time frames.
• Walk apartments with leasing team to assess move-out repairs.
