Job summary

Structure Properties is seeking a Maintenance Supervisor to lead maintenance operations for a 279-unit garden-style community in Hyde Park, Austin. A strong construction background and leadership experience are essential to manage preventative maintenance, turns, and vendor coordination while delivering exceptional service to residents.

You will supervise technicians, oversee capital improvements, and ensure safety and code compliance across the property.

Qualifications

• Minimum 5 years of maintenance, construction, facilities, or multifamily experience.
• Residential construction, renovation, remodeling, or project management experience strongly preferred.
• Previous supervisory or team leadership experience.
• Working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, appliances, and building systems.
• EPA Certification preferred.
• HVAC Certification a plus.
• Valid driver’s license and reliable transportation.
• Must be available for on call emergencies.

Responsibilities

• Lead all daily maintenance operations for the community.
• Supervise maintenance team and develop staff.
• Coordinate apartment turns to meet timelines and quality standards.
• Perform regular inspections of buildings, grounds, systems, and vacant units.
• Plan and oversee preventative maintenance programs.
• Oversee construction, renovations, and capital projects.
• Create scopes of work, obtain bids, and monitor project budgets.
• Prioritize and respond to emergency maintenance requests.
• Ensure compliance with OSHA, safety standards, and building codes.
• Maintain maintenance records, inventory, and purchasing documentation.
• Assist with budget planning and identify efficiency improvements.
