Job summary

Winston Towers 600 Condominium Association in Sunny Isles Beach, Florida seeks an experienced Licensed Community Association Manager (LCAM) to oversee day-to-day operations of a 391-unit high-rise community. You will liaise with the Board, residents, vendors, and professionals to ensure efficient operations, finances, maintenance, and compliance.

Qualifications

• Active Florida Community Association Manager (CAM) license is required.
• Minimum 5 years of experience managing large condominium associations (300+ units preferred).
• Strong knowledge of Florida condominium law and HOA operations.

Responsibilities

• Administrative Management: implement Board directives, prepare agendas, attend meetings, maintain records, coordinate elections and notices.
• Financial Oversight: review statements, monitor budgets, coordinate with accountants and auditors, oversee collections and vendor invoices.
• Building Operations & Maintenance: supervise onsite staff, coordinate preventive maintenance, manage service contracts, inspect property and address maintenance concerns.
• Capital Projects & Construction Oversight: coordinate with engineers and contractors, monitor restoration projects, track budgets and invoices, report status to the Board.
• Compliance & Risk Management: ensure Florida Statutes compliance, manage insurance renewals, support regulatory inspections and agency reporting.
• Resident Relations: respond to inquiries, facilitate dispute resolution, prepare communications, enforce rules and policies.
• Vendor & Contract Management: solicit bids, negotiate contracts, monitor performance, verify insurance and licensing, manage files.
