Job summary

Core States Group is seeking a skilled Project Planner (Land Development) to join our team. The candidate will manage client relationships, coordinate with agencies, and drive land development projects from concept through permitting, with a focus on retail clients.

The role requires strong communication, ability to manage multiple disciplines (civil, architecture, landscape, surveying, traffic), and a proactive approach to leveraging AI tools to increase efficiency and accuracy.

Qualifications

• 4+ years of experience in land development with retail clients.
• College degree or technical certification in land use planning, real estate, environmental consulting, engineering, construction, or related field.
• Experience with due diligence, site planning, land use entitlements, environmental review, construction permitting, etc.
• Experience coordinating with civil engineering, architecture, landscape architecture, land surveying, traffic engineering, and environmental consulting teams.
• Ability to prioritize a diverse workload, meet deadlines in a fast-paced setting.
• Strong written and verbal communication and public speaking skills.
• Willingness to identify practical uses for AI tools to improve team processes and decision making.
• Ability to review AI-generated content for accuracy and protect confidential information.

Responsibilities

• Act as primary liaison with clients and agencies through clear communication and representation.
• Conduct due diligence investigations and prepare/refine site plans and reports.
• Prepare and process land use applications and submittals.
• Coordinate acquisition of documents and studies (e.g., land surveys, traffic studies, environmental reports).
• Coordinate processing and approval of construction permit applications.
• Track deliverables using standard forms and administer contracts as needed.
