Responsibilities

  • Serve as acting PM in PM's absence and handle all property finances daily deposits.
  • Show apartments and process applications for residents; ensure lease documents are complete and renewals.
  • Coordinate move-ins and move-outs.
  • Maintain resident files with income, credit and assets data securely.
  • Post rent and prepare bank deposits as needed.
  • Prepare and maintain resident files per policy.
  • Initiate lease renewal process.
  • Assist PM with reports and management tasks.
  • Assist with evictions per court orders and counsel as needed.
  • Prepare weekly traffic/renewal status reports.
  • Maintain advertising files.
  • Inspect vacated apartments to determine disposition of deposits.
  • Train new employees as requested.
  • Ensure payments collected and recorded accurately.
  • Engage in resident relations and retention activities.
  • Respond promptly to resident complaints and provide excellent service.

Avita Property Management is a real estate management firm founded by experienced private equity operators focused on improving the operational and financial performance of property assets. The company manages over 5,000 units across a wide range of property types, ages, and expense profiles, including value-add construction projects and complex management turnarounds. Avita offers tailored services such as due diligence consulting, on-site property management and maintenance, professional underwriting, in-house accounting, and construction management. The firm also specializes in property renovation, leasing and marketing for diverse asset classes, rent collection, and rebate management for building improvements. Under the supervision of the Property Manager, the Assistant Property Manager is responsible for assisting the Property Manager in day-to-day operations. Primary responsibilities include ensuring that the community generates satisfactory cash flow and that the property is maintained by Avita standards and assures customer satisfaction.

Starts at $25/hour

Schedule: Monday through Friday: 8:50am-6-6:30pm (off weekends)

JOB DUTIES
  • In the absence of the PM, the APM is in charge of the office and teams and shall become responsible for all monies pertaining to the property and must ensure daily bank deposits are made.
  • Show apartments and process applications for prospective residents. Assure that lease or rental agreements are being properly completed and renewed.
  • Coordinate all details of move-ins and move-outs.
  • Accurately process paperwork and ensure all data in the resident files such as income, credit reports, assets, etc. are kept confidential.
  • Posting rent and preparing bank deposits ( as needed)
  • Prepare and maintain resident files according to company policies.
  • Initiate the lease renewal process.
  • Preparing late notices, lease renewal letters, and assisting the PM with various managerial reports as requested.
  • Assists with the eviction of tenants in compliance with the court order and directions from Attorneys and upper management.
  • Prepare weekly traffic/renewal status reports.
  • Keep the advertising file up to date.
  • Inspecting apartments recently vacated to determine the disposition of the security deposits.
  • Training new employees as requested by the PM.
  • Ensure all payments from residents are collected and recorded accurately.
  • Participate Enthusiastically in resident relation and retention programs and activities.
  • Assure prompt and professional action on all resident complaints.
  • Continually provide excellent customer service to all residents and prospective residents.
OTHER JOB FUNCTIONS
  • Attends and participates in training as required.
  • Drives motorized vehicles on or off property for company business purposes.
  • Supervisory responsibilities in the absence of the Community Director.
  • Performs other duties as assigned.
SKILLS, EDUCATION, AND EXPERIENCE
  • No less than 1 year of LEASING experience is required
  • Ability to read, and interpret technical procedures, and governmental regulations related to the multifamily industry.
  • Basic accounting skills to include but not limited to commissions, percentages, and discount calculations.
  • Strong supervisory, customer service, and sales background preferred.
  • Organizational, multi-tasking, communication skills, attention to detail and basic computer skills.
  • Must be able to pass a comprehensive background check, drug screen, and have a valid Driver's License with no restrictions.
