Crawford Thomas Recruiting is seeking an experienced Industrial Commercial Property Manager in Atlanta, GA. The role oversees daily operations across a portfolio of commercial and industrial properties, including tenant relations, maintenance, and financial reporting.

Hybrid work is offered with one remote day per week after 120 days. The position requires 3–5+ years of relevant experience, a bachelor’s degree, and strong knowledge of leases and CAM processes.

Qualifications

• Bachelor’s degree in Real Estate, Business Administration, Finance, Accounting, or related field.
• 3–5+ years of commercial property management experience.
• Experience with industrial properties and multi-tenant buildings.
• Experience with CAM reconciliations, budgeting, forecasting, and financial reporting.
• Proficiency with Microsoft Office (Excel, Word, Outlook, Teams) and property management software.
• Valid Georgia Driver’s License and reliable transportation.
• Experience with tenant build-outs and construction administration.
• Strong knowledge of commercial leases and property operations.

Responsabilités

Industrial Commercial Property Manager

Location: Atlanta, Georgia 30309

Pay: $85,000–$90,000/year with benefits

Schedule: Monday–Friday, 8:00 AM–5:00 PM

Hybrid: 1 remote day per week after 120 days

Position Summary

We are seeking an experienced Industrial Commercial Property Manager to oversee the daily operations of a portfolio of commercial and industrial properties. This position will manage tenant relations, property maintenance, vendors, financial reporting, budgeting, collections, and capital improvement projects.

Key Responsibilities

Tenant Relations

• Serve as the primary point of contact for tenant requests and property-related issues
• Coordinate tenant move-ins and move-outs
• Manage utilities, access cards/keys, inspections, signage, and related documentation
• Communicate with tenants regarding renewals, collections, parking, security, and maintenance
• Maintain strong tenant relationships and provide excellent customer service

Property Operations & Maintenance

• Conduct routine property inspections
• Coordinate HVAC, roofing, paving, landscaping, janitorial, painting, utilities, signage, and common-area maintenance
• Manage vendors, contractors, and service requests
• Obtain and review bids for repairs and maintenance
• Coordinate major capital improvement projects
• Ensure vacant spaces are maintained and ready for leasing/showings

Accounting & Financial Management

• Oversee rent collections and past-due accounts
• Negotiate tenant payment arrangements when necessary
• Coordinate collection and legal matters as needed
• Prepare and review annual operating budgets
• Prepare CAM and operating expense projections and reconciliations
• Review and approve invoices
• Monitor expense coding and property financials
• Prepare monthly variance reports
• Review monthly, quarterly, semiannual, and annual reporting

Qualifications

• Bachelor’s degree in Real Estate, Business Administration, Finance, Accounting, or related field
• 3–5+ years of commercial property management experience
• Experience managing industrial properties and multi-tenant buildings
• Experience with tenant build-outs and construction administration
• Strong knowledge of commercial leases and property operations
• Experience with CAM reconciliations, budgeting, forecasting, and financial reporting
• Experience managing vendors, contractors, maintenance, and capital projects
• Proficiency with Microsoft Office, including Excel, Word, Outlook, and Teams
• Experience with commercial property management/accounting software
• MRI, Angus, and Avid experience preferred
• Valid Georgia Driver’s License and reliable transportation

Preferred Qualifications

• CPM, RPA, or similar commercial real estate designation
• Strong industrial or commercial property management background
