Job summary

Michael Page is seeking a seasoned Property Manager to oversee a growing industrial portfolio in Houston. You will lead day-to-day operations, drive asset performance, and collaborate with tenants, vendors, and internal teams to maximize value.

The role requires 5+ years in commercial/industrial property management, strong budgeting and financial reporting skills, and proficiency with property management software and MS Office. CPM/RPA preferred. On-site in Houston.

Qualifications

• 5+ years of commercial or industrial property management experience.
• Strong budgeting, forecasting, variance analysis, and financial reporting.

Responsibilities

• Build and maintain strong tenant relationships by delivering exceptional service and resolving issues promptly.
• Manage move-ins/outs and ongoing account administration including rent collection support.
• Partner with asset management to drive tenant retention, reduce vacancy, and improve portfolio performance.
• Oversee vendor relationships, negotiate contracts, and ensure cost-effective operations.
• Develop and manage preventative maintenance programs and capital improvement projects.
• Conduct regular property inspections to uphold high standards of operation and safety.
• Lead annual budgeting, forecasting, financial reporting, and expense management.

Job Description

The Property Manager will oversee the day-to-day operations and financial performance of an assigned industrial property portfolio while partnering closely with tenants, vendors, and internal stakeholders to maximize asset value.

• Manage tenant move-ins, move-outs, and ongoing account administration, including supporting rent collection efforts.
• Partner with asset management teams to drive tenant retention, minimize vacancy, and improve portfolio performance.
• Oversee vendor relationships, negotiate service contracts, and ensure cost-effective property operations.
• Develop and manage preventative maintenance programs and capital improvement projects.
• Conduct regular property inspections to ensure assets are maintained to high operational and safety standards.
• Lead annual budgeting, forecasting, financial reporting, and expense management to achieve portfolio financial objectives.

The Successful Applicant

• 5+ years of commercial or industrial property management experience with a proven track record of managing property operations and tenant relationships.
• Strong financial acumen, including experience with budgeting, forecasting, variance analysis, and property-level financial reporting.
• Demonstrated success overseeing vendors, service contracts, and maintenance or capital improvement projects.
• Ability to build strong relationships with tenants, resolve issues efficiently, and deliver a high level of customer service.
• Experience interpreting leases, operating agreements, building plans, and other real estate documentation.
• Proficiency with property management software and Microsoft Office applications.
• Bachelor's degree in Finance, Real Estate, Business, or a related field; Certified Property Manager (CPM) or Real Property Administrator (RPA) designation preferred.
• Highly organized, proactive, and detail-oriented with excellent communication and stakeholder management skills.
