Nest DC in Washington, DC seeks a highly organized Residential Maintenance Manager to oversee maintenance requests, turnovers, and preventative care on-site. You will coordinate with field technicians, turnover teams, and home relationship managers to triage work orders and track 100% completion—no open loops.

Qualifications

• 2+ years in residential maintenance coordination, turnover logistics, or property operations.
• Hands-on experience with AppFolio, LeadSimple, or similar systems.
• In-office presence in Bloomingdale, DC (Mon-Fri 9:30 AM–5:30 PM).
• Strong written and verbal communication translating repairs for owners and residents.
• Detail-oriented and highly organized with inbox discipline.
• Familiarity with District housing codes or local vendors is a plus.

Responsibilities

• Ticket review, triage and dispatch for maintenance requests.
• Maintain timely 24–48 hour updates to residents and owners.
• Coordinate turnover scopes and estimates with turnover team.
• Manage preventative maintenance dispatches and owner reports.
• Audit invoices and vendor charges for accuracy.
• Utilize AppFolio, LeadSimple, Slack, Notion, and Google Gemini for documentation.
