Slate Health Solutions in Chicago seeks an experienced Property Manager to oversee a portfolio of HUD-assisted and conventional apartment units. Ownership is open to full-time or part-time arrangements based on experience and availability.

The successful candidate will manage compliance, certifications, leasing, renewals, collections, and delinquency follow‑up; coordinate maintenance and vendors; conduct inspections; and maintain complete tenant files to support HUD and regulatory requirements.

Job description

We are seeking an experienced and hands‑on Property Manager to oversee a Chicago portfolio consisting of both HUD‑assisted and conventional apartment units. Ownership is open to considering either a full‑time or part‑time arrangement, depending on the candidate’s experience, availability, and ability to meet the needs of the properties.

The ideal candidate should have experience with:

  • HUD and affordable‑housing compliance
  • Tenant certifications and annual recertifications
  • Leasing, renewals, collections, and delinquency follow‑up
  • Managing maintenance requests and coordinating vendors
  • Property inspections and unit condition monitoring
  • Tenant communication and complaint resolution
  • Maintaining complete and organized tenant files
  • Preparing for HUD, MOR, REAC/NSPIRE inspections
  • Working with housing authorities and government agencies
  • Supervising maintenance and other property staff
  • Preparing reports for ownership and senior management
  • Working with the Chicago Housing Authority, including Housing Choice Voucher and project‑based voucher programs, HAP contracts, rent adjustments, and inspections
  • IHDA and Low‑Income Housing Tax Credit compliance, where applicable
  • Chicago Department of Buildings inspections, permits, open violations, administrative hearings, and violation correction
  • Chicago Residential Landlord and Tenant Ordinance requirements
  • Chicago and Illinois fair‑housing requirements, including source‑of‑income protections
  • Cook County eviction, tenant‑screening, and housing‑court procedures

Candidates must be organized, responsive, professional, and able to manage day‑to‑day property operations independently.

The Property Manager will be supported by an involved ownership team and a strong corporate and back‑office structure, including assistance with accounting, compliance, reporting, payroll, vendor administration, and other operational functions. The properties also have a solid maintenance team led by an experienced Maintenance Director. This position is ideal for someone who can take ownership of the properties while working collaboratively with a responsive support team and established maintenance leadership.

Affordable‑housing, HUD, Section 8, LIHTC, or multifamily property‑management experience is strongly preferred. Experience working with the Chicago Housing Authority, Illinois Housing Development Authority, Chicago Department of Buildings, and other local housing or regulatory agencies is especially desirable.
