MMS Group is seeking an experienced Property Manager for a 120-unit affordable housing property in Effingham, IL. You will oversee daily operations, manage staff, and ensure financial performance while maintaining compliance with government programs.

Ideal candidates have 3+ years in residential multi-family management and strong leadership, communication, and organizational skills. LIHTC familiarity plus RealPage OneSite and MS Office proficiency are preferred.

Qualifications

• Three+ years of residential multifamily property management or real estate management experience.
• Minimum two years of affordable housing experience.
• LIHTC Certification preferred; knowledge of LIHTC and Section 8 programs is beneficial.

Responsibilities

• Oversee the daily property operations and ensure financial success.
• Collect rent and other property fees promptly.
• Address resident concerns professionally and efficiently.
• Partner with maintenance to plan preventive maintenance and make-ready processes.
• Prepare and follow an operating budget with regional and corporate input.
• Manage accounting functions, invoices, evictions, and resident accounts.
• Hire, train, and supervise site staff for high performance.
• Conduct regular property inspections to maintain standards.
• Complete income verification to ensure government-regulated eligibility.
• Perform other duties as outlined in the job description.
