Job summary

MMS Group is seeking an experienced Property Manager for a 120-unit affordable housing property in Effingham, IL. You will oversee operations, budgets, and staff across the site, ensuring compliance with government programs.

Responsibilities include rent collection, resident relations, inspections, and income verification, while coordinating with the Regional Manager and corporate office for continuous improvement.

Qualifications

• 3+ years of residential multifamily property management experience.
• Minimum 2 years of affordable housing experience (Section 8/LIHTC).
• Familiarity with Section 8 voucher submission and tax-credit programs.
• LIHTC certification preferred but not required.

Responsibilities

• Oversee daily property operations and financial performance.
• Manage rent collection and resident charges promptly.
• Lead resident relations and address concerns professionally.
• Coordinate preventive maintenance and make-ready processes.
• Prepare and monitor operating budgets and capital planning.
• Oversee accounting tasks including invoices and evictions.
• Hire, train, and supervise site staff for high performance.
• Conduct regular property inspections to standards.
• Complete income verifications in line with regulations.
• Perform additional duties as outlined in the job description.
