Job summary

Dominium is seeking a Community Manager for Foundry at Triangle Park in Durham, NC. You will oversee daily operations of a 312-unit tax credit community, manage staff, coordinate leasing, and ensure resident satisfaction while maintaining compliance with housing programs.

Responsibilities include budgeting, rent collection, move-ins/outs, and coordinating with corporate and HR teams. A 2-year degree plus 3 years of multifamily management are expected; ARM/COS/RAM designations are a plus.

Qualifications

• 2-year degree or equivalent education/experience; 4-year degree preferred.
• Three years of multifamily property management experience required; tax credit experience preferred.
• Accounting/administrative background preferred.
• Strong verbal and written communication in English; able to present to groups.
• Reliable with excellent time management and organizational skills.
• Ability to think independently, work with minimal supervision, and coach/mentor others.

Responsibilities

• Maintain daily operations and cover duties to ensure curb appeal and cleanliness.
• Meet with staff on occupancy goals, renewals, and projections; conduct training and performance reviews.
• Hire/terminate staff per policy and laws; maintain attendance and performance records.
• Communicate with residents; develop retention programs and resolve issues promptly.
• Follow purchasing procedures; manage budget and notify leadership of variances.
• Collect rent and enforce timely payments; manage move-ins/outs and inspections.
• Process applications per housing program rules; ensure compliance and documentation.
• Review lease agreements; coordinate with marketing and corporate teams.
• Oversee maintenance requests, supervise contractors, and ensure quality work.
• Keep office procedures, audits, and records accurate; conduct monthly safety meetings.
