Job summary

WorkingBuildings, LLC. is seeking a Commissioning Project Manager for Data Center Projects to lead mechanical and electrical commissioning teams on hyperscale facilities.

The role focuses on installation verification, functional performance testing, IST, and comprehensive documentation to meet design intent. The position requires coordinating with general contractors, subcontractors, controls integrators, and owner representatives onsite.

Qualifications

• Bachelor's degree in mechanical engineering, electrical engineering, or a related field is required; equivalent combination considered.
• Minimum of 4 years of commissioning or related field experience, including 2 years in a project or team lead capacity.
• Preferred: ASHRAE, BCA, AABC, or NEBB commissioning certification; OSHA 10 or OSHA 30 certification.

Responsibilities

• Lead the project team of mechanical and electrical commissioning agents on hyperscale data center projects, including work assignment, technical direction, and quality review.
• Execute Level 2 commissioning: installation verification and pre-functional checklists for mechanical and electrical equipment such as chillers, CRAH/CRAC units, cooling towers, pumps, piping, AHUs, generators, UPS, ATS, and switchgear.
• Execute Level 3 commissioning: functional performance testing to verify equipment operates per sequence of operations and design intent.
• Execute Level 4 commissioning: IST, including full-load testing, failure mode and loss-of-utility scenarios, and coordinated mechanical-electrical response testing.
• Develop, review, and execute commissioning documentation (plans, pre-functional checklists, functional test scripts, issues logs).
• Identify, document, and track deficiencies through resolution with contractors and owner representatives.
• Coordinate daily onsite with general contractor, MEP subcontractors, controls contractors, and owner representatives.
• Verify mechanical/electrical system performance against basis of design and owner project requirements.
• Support commissioning of critical infrastructure (chilled water plants, CRAH/CRAC units, cooling towers, pumps, VFDs, BAS/BMS integration, generators, UPS, ATS, switchgear).
• Monitor project commissioning schedule, staffing, and level of effort; communicate variances and risks promptly.
• Travel to data center sites as required; majority on-site.
• Perform other duties as assigned.
