Job summary

Westward360 is seeking an experienced Community Association Manager to join our Des Plaines office. You will manage condominium and HOA portfolios, implement maintenance programs, and liaise with Boards and vendors.

The role requires an active Illinois CAM license, proven CAM experience, and strong communications skills. We offer a hybrid work structure with a salary range of $60,000–$70,000, plus benefits including insurance, PTO, 401k match, and disability coverage.

Qualifications

• Active Illinois State Community Association Manager’s license.
• Experience as a Community Association Manager.
• Ability to explain association finances to Board members and owners and build budgets.
• Valid Driver’s License.
• Experience with Google Workspace (Gmail, Sheets, Docs, Drive, etc.).
• Advanced communication skills and deadline orientation.

Responsibilities

• Oversee a portfolio of condominium/homeowners associations in the Des Plaines area.
• Implement procedures and programs for each Association to ensure well-managed properties.
• Interact daily with Board members, homeowners, and vendors.
• Create and update a preventative maintenance plan and oversee its execution.
• Respond to customer inquiries with support staff assistance.
• Meet with contractors to solicit bids or supervise work at properties.
• Negotiate vendor contracts and maintain professional relationships with vendors.
• Perform monthly property walk-throughs to identify maintenance needs and issues.
• Organize board meetings and prepare meeting agendas; typical scheduling includes 4 meetings annually.
• Provide financial insights to the Board, including budget prep and invoice reviews.
• Oversee fiscal management, tax prep coordination, reserve updates, and financial statements.
