Drucker + Falk, LLC in Sunbury, Ohio seeks a Maintenance Superintendent with HVAC certification to lead and supervise maintenance staff. You will manage work orders, safety protocols, vendor coordination, and on-call duties, ensuring high-quality upkeep of community properties.

Responsibilities include scheduling tasks, enforcing budgets, coordinating with the Property Manager, and maintaining OSHA-compliant records.

Qualifications

• Experience preferred; HVAC certificate required.
• Proficiency in safety and OSHA compliance.
• Ability to supervise maintenance staff and schedules.

Responsibilities

• Train and supervise staff under your direction.
• Hire/terminate employees per policy under the Property Manager.
• Counsel maintenance staff to improve work and attitudes.
• Establish schedules and assign routine maintenance tasks.
• Be on emergency on-call status for urgent work orders.
• Maintain safety training and enforce safety standards.
• Inspect buildings/grounds for maintenance needs and hazards.
• Keep a clean, well-organized shop and storage area per OSHA.
• Complete monthly preventative maintenance sheets.
• Monitor O&M programs (Asbestos, Lead Paint, Mold) and keep records.
• Manage vendor bids and schedule contractors.
• Utilize contract labor when cost-effective with approval.
• Follow budget guidelines and purchasing directives.
• Maintain records related to inventory and parts.
