The role requires HVAC mastery, vendor management, budgeting, and a hands‑on approach to multi‑skill maintenance, with on‑site duties including occasional weekend hours and on‑call rotations.

Qualifications

• HVAC-related certifications and licenses required.
• Experience as HVAC Service Manager or similar role.
• Ability to manage budgets and vendor relations.
• Strong communication with team, vendors, and residents.

Responsibilities

• Lead and mentor maintenance team and on‑call rotation.
• Ensure work orders are resolved promptly with 24‑hour response targets.
• Prepare units for move‑ins with top‑notch repairs and replacements.
• Oversee vendor relations and maintenance inventory on a fixed OpEx budget.
• Streamline purchasing through Appfolio and monitor expenditures.
