Qualifications

• Previous apartment maintenance management or supervisory experience required.
• Experience managing maintenance operations at a larger apartment community preferred.
• Current HVAC Certification required.
• Comprehensive maintenance experience: HVAC, plumbing, electrical, appliance repair, carpentry, painting, drywall repair, general upkeep.
• Must possess all necessary maintenance tools.
• Reliable transportation.
• Strong organizational and leadership skills; ability to prioritize in a fast-paced environment.
• Excellent communication and customer service skills.

Responsibilities

• Supervise and lead the maintenance staff daily.
• Manage service requests and ensure timely completion of resident work orders.
• Oversee apartment turns and prepare units for new move-ins.
• Perform preventative maintenance and property inspections.
• Troubleshoot and repair HVAC, plumbing, electrical, appliance, drywall, and carpentry issues.
• Maintain community equipment, common areas, and building systems.
• Coordinate maintenance schedules and prioritize projects.
• Ensure compliance with safety standards and property procedures.
• Assist with emergency maintenance calls and after-hours situations.
• Deliver outstanding customer service while maintaining resident relationships.
