Job summary

ADP, Inc. is seeking a property manager to oversee day-to-day operations of a 91-unit HUD property in Spring City.

You will supervise office and maintenance staff, implement policies, and ensure compliance with HUD rules and Fair Housing laws. Responsibilities include staff performance reviews, tenant screening, handling certifications and gross rent changes, and participating in annual budget preparation; NSPIRE and MOR inspections are part of the role, with emphasis on compliance and tenant

Qualifications

• Supervise and evaluate property staff; manage performance reviews and staffing decisions.
• Screen applicants according to Tenant Selection Plan and HUD procedures.
• Ensure compliance with HUD rules, Fair Housing laws, and local regulations.

Responsibilities

• Supervise all property staff and prepare annual performance reviews.
• Participate in site employee hiring and advertising; interview as needed.
• Maintain regular office hours with weekend/holiday coverage.
• Maintain tenant, applicant, vendor, and contractor files; ensure documentation accuracy.
• Process certifications and gross rent changes per HUD rules and regulations.
• Maintain waiting lists per Tenant Selection Plan and ensure compliance with laws.
• Oversee payroll timesheets and property expenditures; assist in budget preparation.
• Prepare paperwork for NSPIRE and MOR inspections.
