Job summary

Structure Tone, part of the STO Building Group, is seeking a Project Manager in New York City, NY to join our Hospitality Sector.

The role covers overall project management for hospitality construction, overseeing staff, budgets, schedules and client-facing communications. You will ensure quality, timely paperwork, and coordination among owners, tenants, and design professionals in a fast-paced NYC environment.

Qualifications

• 7+ years of general contractor project management experience in NYC.
• Well-developed communications, decision making, financial analysis, interpersonal, organizational and team work skills.

Responsibilities

• Oversee overall management and success of assigned construction projects, ensuring quality, client satisfaction and profitability.
• Manage all staff assigned to the project and maintain relationships with project owner, tenants, architects and engineers.
• Provide oversight for timely completion of paperwork and administrative aspects of project management.
• Monitor project activity including schedules and spending; notify Director of Operations of significant impacts on date, cost or quality.
• Prepare or review project reports, status reports, financial reports and schedules per company guidelines.
• Facilitate weekly project status meetings with owner, owner's rep, vendors, subcontractors and others; distribute minutes.
• Ensure staff is informed of policies and safety requirements; conduct internal meetings.
• Review bid documents, procedures, qualifications, estimates, takeoffs and related information; notify subcontractors of bid outcomes.
• Review invoices and approve or negotiate changes; coordinate with accounting for payments.
• Prepare change orders and final invoices; ensure proper notification to subcontractors.
• Prepare close-out documentation including warranties, affidavits, record drawings and final retainage.
• Maintain relationships with architect, engineers, vendors, client and other project team members.
