A growing, full-service real estate firm is seeking a motivated and detail-oriented HOA Property Manager to oversee day-to-day operations for a portfolio of homeowners associations in the Omaha area. The ideal candidate is an organized self-starter with strong communication skills who can serve as the primary connection point between association Boards of Directors, homeowners, and vendors. Prior experience in association management, property management, or a related field is essential.

Key Responsibilities
Board & Homeowner Relations
- Act as the primary liaison between the association's Board of Directors and homeowners.
- Attend Board and homeowner meetings as needed, which may include evenings.
- Communicate monthly financial reports, maintenance/architectural requests, repairs, and other association activity to the Board.
- Work with the Board of Directors to establish annual budgets.
Property Operations & Maintenance
- Coordinate maintenance and repairs with vendors, following up on performance and completion.
- Obtain competitive bids for contracted repairs and present them to the Board for approval; follow up on approved work through completion.
- Promote the use of company maintenance teams and trusted vendors, and maintain relationships with key vendors in the community.
- Make regular site visits to review the condition of association property and enforce covenant violations.
- Proactively identify areas for improvement and budget appropriately for future needs.
Financial & Administrative Management
- Coordinate the collection of association dues and approve the payment of bills each month.
- Monitor receivables and pursue payment on delinquencies and late fees when necessary.
- Understand and apply association covenants, bylaws, and articles of incorporation to act effectively on behalf of homeowners.
Emergency Response & Additional Support
- Be available to assist with weather-related or property emergencies affecting the association.
- Take on additional tasks as assigned.
Qualifications
- Previous experience in property management, association management, or a related field required.
- Valid driver's license and reliable vehicle required.
- Strong written and verbal communication, organizational, and multi-tasking skills.
- Proficient problem-solving and analytical abilities.
- Working knowledge of Microsoft 365.
- Ability to maintain confidentiality, sensitivity, and professionalism.
- Willingness to attend evening meetings as needed.
