Job summary

Beebe+Runyan Condominium Association is seeking an experienced Condominium Manager to oversee day-to-day operations and long-term projects for its 83-unit historic loft property in Downtown Omaha. The ideal candidate will manage the Association’s operational and financial functions, report to the Board of Directors, and work with the Board and its committees.

A detail-oriented professional with strong project management skills will thrive in this fast-paced environment.

Qualifications

• Proficiency with Microsoft Outlook, Word, and Excel.
• Condominium or property management experience preferred.
• AppFolio or similar property management platform experience preferred.

Responsibilities

• Manage Association financial accounting, including bookkeeping, banking, budgets, and collaboration with the Treasurer and Finance Committee.
• Oversee ongoing property maintenance through weekly inspections and coordination with the onsite Maintenance Technician.
• Respond promptly and professionally to resident and owner questions, comments, and concerns, ensuring respect and fairness.
• Prepare and maintain Association management documents, governance materials, filings, insurance records, and board meeting materials.
• Maintain working knowledge of governing documents and assist with updates and filings.
• Communicate with vendors, solicit bids, negotiate contracts, track progress, and report to the Board.
• Demonstrate sound independent judgment and confidentiality.
• Pre-employment background and credit checks and drug screening are required.
