Job summary

FirstService Residential is seeking a Maintenance Director to lead maintenance operations for a community association in Philadelphia. The role oversees building systems, utilities, security, fire prevention, and site improvements, ensuring work aligns with management goals and association guidelines.

The director identifies problems across carpentry, electrical, HVAC, plumbing, and related trades, implementing preventive maintenance and supervising staff and contractors as needed.

Qualifications

• High school diploma or equivalency preferred.
• HVAC or other training or certification may be required.
• Minimum 3–5 years experience in building trades, repair and maintenance.
• Knowledge of electrical, plumbing, mechanical, and carpentry trades.
• Must be able to operate tools and equipment related to facility maintenance.
• Proficient with Microsoft Outlook, Word, Excel and PowerPoint.

Responsibilities

• Regular attendance and punctuality.
• Maintains all mechanical and electrical systems.
• Serves as head maintenance supervisor for community association.
• Plans, monitors, and appraises job results; coaches staff.
• On-call availability for emergencies and projects.
• Follows safety procedures and maintains a safe work environment.
