Job summary

FirstService Residential in Naples, FL seeks a Director of Maintenance to oversee maintenance, safety, and operations of all common areas, amenities, and assets within the master-planned community. You will lead preventative maintenance programs, manage vendors and staff, and ensure facilities meet high standards.

You will develop and manage capital projects, monitor service contracts, and coordinate with community leadership to protect assets while enhancing resident experience.

Qualifications

• Experience with building systems and safety controls is required.
• Proven ability to manage maintenance staff and vendors.
• Strong budgeting, planning, and problem-solving skills.

Responsibilities

• Supervises, trains, and directs maintenance staff and contractors.
• Plans and evaluates maintenance schedules and preventive programs.
• Manages vendor contracts, bids, and capital projects.
• Maintains safety procedures and a secure building environment.
• Monitors and reports on maintenance results and asset condition.
• Assists with crisis management and incident response.
• Coordinates materials and tools for job execution.
