Job summary

Alexander & Baldwin is seeking a Tenant Coordinator/Project Manager to oversee Tenant Improvement and Building Improvement projects in Hawaii. You will manage design, permitting and construction, coordinate with legal and asset teams, and drive timely delivery of space improvements to support leasing.

The role requires 5–10 years of experience in tenant coordination or construction management, a related degree, and strong skills in project management, communication and budgeting.

Qualifications

• Bachelor’s degree in architecture, engineering, construction management or related field.
• 5–10 years of experience as a Tenant Coordinator, Project Manager or Construction Manager; Owner’s Representative preferred.
• Experience in commercial/retail design and construction.
• Knowledge of Mechanical, Electrical, Plumbing, HVAC, Fire Protection & Fire Alarm systems.
• Experience with local building officials, inspectors, ADA requirements and utilities.
• Strong time management and ability to multi-task in a fast-paced environment.
• Excellent written, verbal and negotiating communication skills, as well as organizational skills.
• Proficiency in Bluebeam/Adobe Acrobat, Microsoft Office; AutoCAD and Adobe Creative Suite, Trello, Yardi Construction Manager is a plus.

Responsibilities

• Drive Landlord design, permitting and construction processes with Tenant teams to achieve Rent Commencement Dates.
• Ensure lease delivery documentation and conditions are met as early as possible.
• Gather information to assist Leasing in marketing tenant spaces and negotiating lease terms.
• Draft and review Lease exhibits, LODs and Landlord Work Letters.
• Coordinate with Legal, Leasing and Asset Management on lease language and delivery terms.
• Bid and negotiate Landlord design and construction work with Contractors and Vendors.
• Oversee delivery of all Landlord work and administer contracts.
• Review Tenant improvement plans and sign drawings for compliance with lease terms.
• Monitor design, permitting and construction progress.
• Provide regular status reporting and maintain project files.
• Schedule on-site meetings; enforce rules, timelines and rent collection readiness.
• Schedule inspections and manage contractors on site.
• Communicate status to tenants and their teams consistently.
• Assist Tenant Coordination Manager in updating policies and procedures.
• Perform other duties as assigned.
