Job summary

The Bainbridge Companies is seeking an on-site Maintenance Supervisor to lead the maintenance team at a community. You will supervise maintenance staff, manage the department budget, and ensure repairs, preventive maintenance, and safety protocols are followed to keep the property attractive and lease-ready.

You will engage in vendor bids, supervise repairs, and coordinate with the Community Manager to deliver high-quality service while controlling expenses.

Qualifications

• Four years minimum experience as supervisor in community maintenance or related field.
• Ability to read and write English fluently.
• Able to perform intermediate mathematical functions and use on-site resident management software.

Responsibilities

• Participate in training classes and ensure staff receive training.
• Organize, prioritize and ensure service requests and repairs are completed timely.
• Inspect grounds, buildings and common areas daily to maintain curb appeal.
• Oversee turnkey operations and ensure units are rent-ready promptly.
• Perform turnkey work and ensure make-readies are inspected.
• Adhere to SOPs and safety procedures.
• Maintain knowledge of local/state codes for permits, signage and pool rules.
• Assist with recruiting, hiring and training of staff and obtain bids for expenses.
