Job summary

Capital III is seeking a hands-on Property & Facilities Manager to own operations across our Wichita and Hutchinson properties. You will perform hands-on maintenance, troubleshoot issues, and coordinate HVAC, electrical, plumbing, and other trades when specialized expertise is needed.

You will build and run a preventive maintenance program, manage budgets, and oversee vendor contracts to ensure safety, reliability, and professional presentation across both sites.

Qualifications

• 7+ years of progressive experience in facilities management or related fields.
• Experience managing multiple buildings/locations.
• 3+ years leading work through vendors and external partners.
• Hands-on knowledge of HVAC, plumbing, electrical, and building systems.
• Experience building or operating a preventive maintenance program.
• Vendor management, bids/RFPs, contract negotiations and quality control.
• Budget support and multi-site operations experience.
• Strong written and verbal communication; valid driver's license and willingness to travel.

Responsibilities

• Own day-to-day facilities care across Wichita and Hutchinson.
• Troubleshoot issues, perform repairs, and coordinate skilled trades as needed.
• Develop and execute preventive maintenance programs and schedules.
• Manage vendor relationships, bids, contracts, and performance.
• Balance budget considerations with reliable, safe property operations.
• Lead multi-site scheduling and site walks, ensuring consistent standards.
• Keep accurate maintenance records and communicate priorities to stakeholders.
