Job summary

IRG Realty Advisors, LLC. seeks an Operations Manager to lead day-to-day on-site operations across Wichita and El Dorado properties. You will troubleshoot, maintain, and manage budgets, vendors, and capital projects to ensure safe, compliant, and efficient operations.

You will oversee building systems, coordinate contractors, and support tenant needs, with a hands-on approach and after-hours responsiveness as needed.

Qualifications

• 5+ years of experience in facilities, maintenance, property management, building operations, or related field.
• Strong knowledge of HVAC, electrical, plumbing, fire/life safety, and general building systems.
• Experience managing vendors, contractors, maintenance projects, and capital improvements.
• Working knowledge of OSHA, building codes, and workplace safety requirements.

Responsibilities

• Serve as the primary on-site operational leader for the property or properties.
• Perform hands-on troubleshooting, repairs, inspections, and preventive maintenance of building systems and site infrastructure.
• Oversee operation and maintenance of HVAC, plumbing, electrical, fire/life safety, and other critical building systems.
• Manage maintenance, tenant improvements, and capital projects from planning through completion.
• Coordinate and oversee vendors, contractors, inspections, and specialty service providers.
• Prepare scopes of work, obtain competitive bids, negotiate services, and manage contractor performance.
• Respond to maintenance, operational, and emergency issues, including after-hours situations when required.
• Manage work orders, preventive maintenance schedules, and operational documentation.
