Job summary

IRG Realty Advisors seeks an Operations Manager to lead day-to-day property operations, safety, and maintenance at Wichita and El Dorado sites. You will troubleshoot, manage building systems, and coordinate vendors while supporting tenant needs and capital projects.

Expect hands-on work with HVAC/electrical/plumbing, budget involvement, and after-hours responsiveness. A strong safety mindset and multi-site coordination are essential for success.

Qualifications

• 5+ years in facilities, maintenance, or property management.
• Strong knowledge of HVAC, electrical, plumbing, life safety.
• Experience managing vendors, budgets, and capital projects.
• OSHA safety compliance knowledge and site safety focus.
• Ability to read building plans and technical docs.
• Proficiency with MS Office and work order systems.

Responsibilities

• Serve as the primary on-site operational leader for the property.
• Troubleshoot, repair, and perform preventive maintenance.
• Oversee HVAC, electrical, plumbing, and fire/life safety systems.
• Manage maintenance projects and capital initiatives from planning to completion.
• Coordinate vendors, contractors, and inspections.
• Prepare scopes, bid processes, and monitor contractor performance.
• Respond to emergencies and after-hours issues as needed.
• Manage work orders, preventive maintenance schedules, and documentation.
• Support tenant needs and occupancy-related projects.
• Assist with operating budgets, invoicing, and cost control.
• Monitor energy use and drive efficiency improvements.
