Harbor Group Management Company is seeking a Maintenance Supervisor for our multifamily communities. The role leads the maintenance team, handles service requests, performs preventative maintenance, manages inventory, and coordinates with vendors and contractors to ensure safety, cleanliness, functionality, and appearance.

Competenze

• Minimum of three years’ experience in multifamily property maintenance, including turnover/make-ready.
• At least one year of supervisory or team leadership experience.
• Expertise in plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• EPA Universal or HVAC certification based upon property requirements.
• Proficiency in diagnosing maintenance issues and implementing effective solutions.
• Excellent organizational and communication skills with the ability to manage multiple tasks and deadlines in a fast-paced environment.
• Strong attention to detail, problem-solving skills, and the ability to work independently or as part of a team.
• Proficient with Microsoft Office; Property Management software and Maintenance Ticketing System experience is a must.
• Must be customer-service oriented with the ability to interact professionally with residents and vendors.
• Must be available for emergency on-call, including evenings and weekends upon the needs of the property.
• Valid driver’s license required (for operating golf carts or company vehicles on property if applicable).

• Supervise, train, and guide maintenance team to complete tasks on time.
• Diagnose and repair plumbing, HVAC, electrical, appliances, carpentry.
• Respond to resident service requests and complete work orders.
• Oversee make-ready process: inspections, punch lists, scheduling, quality checks.
• Ensure common areas and grounds meet safety and appearance standards.
• Schedule and supervise in-house and third-party contractor work.
• Perform monthly preventative maintenance per policies.
• Maintain inventory and order materials within budget.
• Conduct regular safety meetings and maintain MSDS; follow OSHA.
• Inspect staff/contractor work for quality and compliance.
• Provide excellent customer service to residents.
• Identify cost-saving opportunities and avoid unnecessary replacements.
