The role requires hands-on maintenance, quick response to service requests, and coordination with vendors to maintain safety, cleanliness, and resident satisfaction. The ideal candidate brings 3+ years in multifamily maintenance with a supervisory background, HVAC/Plumbing/Electrical skills, EPA universal or HVAC certification, and strong organization.

Qualifikationen

• Minimum of three years' experience in multifamily property maintenance; turnover/make-ready experience.
• At least one year of supervisory or team leadership experience.
• Expertise in plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• EPA Universal or HVAC certification required by property.
• Strong diagnostic and problem-solving skills with maintenance issues.
• Proficient with Microsoft Office; PM software and ticketing systems required.
• Customer-service orientation with resident/vendor interactions.
• On-call emergency availability including evenings/ weekends.
• Valid driver's license for property operations.

Aufgaben

• Supervise, train, and guide maintenance team; ensure timely task completion.
• Diagnose and repair plumbing, HVAC, electrical, appliances, carpentry, and general maintenance.
• Respond to resident service requests and complete work orders per standards.
• Oversee make-ready process: inspections, punch lists, scheduling vendors, final checks.
• Ensure common areas and exteriors are clean, safe, and visually appealing.
• Schedule and supervise in-house and contractor work; manage vendor relations.
• Perform monthly preventative maintenance per policies.
• Maintain inventory of parts and tools; order within budget.
• Conduct regular safety meetings; maintain MSDS and OSHA compliance.
• Inspect work for quality and adherence to specs; ensure customer satisfaction.
• Identify cost-saving opportunities; minimize unnecessary replacements.
