Horning Management LLC Corporation in Washington, DC seeks a Maintenance Supervisor I to lead the on-site maintenance team at Franklin Commons. This role partners with the Property Manager to direct technical work, schedule preventive maintenance, and ensure timely, high-quality resident service.

The position is a hands-on supervisory role requiring 3+ years of multifamily maintenance, EPA 608, and the ability to manage multiple priorities in a fast-paced setting.

Formación

• High school diploma or GED with 3+ years multifamily maintenance, including 1+ year in a lead role.
• Working knowledge of facilities management standards in small-to-mid-size multifamily settings.
• Demonstrated competence across electrical, carpentry, plumbing, appliance repair, and HVAC.
• EPA Section 608 Universal certification.
• Strong leadership, communication, and resident-service skills.
• Ability to manage competing priorities and hold staff and vendors accountable.
• Reliable transportation to and from the worksite.
• Ability to participate in on-call rotation including nights, weekends, and holidays.
• Proficiency with Horning systems (Yardi, AppWork, ADP, Outlook) or ability to learn quickly.

Responsabilidades

• Provide day-to-day technical leadership and direction to the on-site maintenance team in partnership with the Property Manager.
• Coordinate with Property Manager and Regional Maintenance Manager on hiring, onboarding, training, and performance reviews.
• Conduct regular maintenance team meetings; deliver toolbox safety talks and ongoing skills development.
• Build and maintain weekly work schedules for staff and vendors to deliver service requests, turns, preventive maintenance, and curb appeal.
• Function as a working supervisor by personally completing service requests, turns, and emergency repairs as needed.
• Maintain knowledge of maintenance programs and capital improvement projects; provide field input on scope and execution.
• Oversee the make-ready process: inspect vacant units and ensure market-ready delivery.
• Coach the team on turn quality standards and inspect completed turns before sign-off.
