Job summary

Newmark is seeking a Transaction Manager for the GSA GLS Max program, leading lease actions from initiation through post‑award transition within the assigned zone.

You will conduct market analysis, prepare RLPs, evaluate offers, and coordinate with government agencies, lessors, and legal counsel to ensure timely, compliant leasing outcomes. Strong negotiation and project-management skills are essential.

Qualifications

• At least a 2-4 year college degree preferred.
• Broker licensure by state/local jurisdiction required or equivalent.
• Minimum five (5) years in commercial real estate with at least one year in government real estate within the last ten years.
• Ability to review project documentation, track milestones, and coordinate with multiple stakeholders.

Responsibilities

• Serve as primary contact for lease actions from initiation through post‑award transition.
• Support end‑to‑end leasing processes aligned with the GSA Leasing Specialist role.
• Conduct market analysis and surveys to identify viable locations and strategies.
• Develop space requirements, acquisition plans, schedules, and RLP materials.
• Solicit and evaluate offers; analyze pricing and TI costs to support recommendations.
• Lead or support negotiations on rental rates and lease terms.
• Prepare lease documentation and records in compliance with GSA standards.
