Job summary

Newmark seeks a Transaction Manager to lead planning, execution, and completion of lease acquisitions under the GSA GLS Max contract. You will act as the primary contact for end-to-end transaction management from market analysis through post-award coordination to ensure timely, compliant leasing outcomes.

Qualifications

• Associate’s or bachelor’s degree preferred.
• Must have broker licensure or comply with state/local licensure requirements for the zone.
• Minimum of five years of commercial real estate experience, including government real estate within the past ten years.
• Strong ability to review documentation, track milestones, and coordinate with multiple stakeholders.

Responsibilities

• Serve as the primary point of contact for lease acquisition actions through award and transition.
• Conduct market analysis and related research to identify viable locations and strategies.
• Develop and document space requirements and solicitation materials including RLPs.
• Evaluate offers and pricing data to support leasing recommendations.
• Lead or support negotiations on rental rates and lease terms.
• Prepare and maintain lease acquisition documentation per contract standards.
• Coordinate with GSA, agencies, legal counsel, lessors, brokers, and post-award staff.
• Track schedules, dates, deliverables, and risks, communicating status to stakeholders.
• Support post-award tenant improvement design and construction coordination.
• Identify opportunities to improve efficiency and cost-effectiveness.
