Job summary

Newmark is seeking a Transaction Manager for GSA GLS Max lease actions. You will lead planning, execution, and completion of lease acquisitions, coordinating with government agencies, lessors, brokers, and internal teams to ensure timely, compliant outcomes.

The role requires real estate licensure, 5+ years of commercial real estate experience (including government work), and strong negotiation/project-management skills to document and drive the full lease lifecycle from RLP through occupancy.

Qualifications

• Associate’s or bachelor’s degree preferred.
• Broker licensure by state/local jurisdiction for the assigned zone.
• Minimum five years of commercial real estate experience, including government real estate.
• Ability to review project documentation and coordinate with multiple stakeholders.
• Strong organizational, analytical, and communication skills.
• Required training: Leasing Acquisition Training; Federal Real Property Lease Law; Cost and Price Analysis of Lease Proposals; Techniques of Negotiating Federal Real Property Leases; Pricing in Leased Space Training; Market Survey Training (SME2U); GLS Max Orientation; OLU training annually.

Responsibilities

• Serve as the primary point of contact for lease actions and manage from initiation to award and post-award transition.
• Perform leasing support aligned with the GSA Leasing Specialist role; support Task Orders.
• Conduct market analyses, surveys, and research to identify viable locations and strategies.
• Develop and document space requirements, acquisition plans, and solicitation materials.
• Solicit, evaluate, and analyze offers; assess pricing and TI costs to support leasing recommendations.
• Lead or support negotiations with lessors on rental terms and conditions.
• Prepare and maintain lease documentation and transaction records per GSA standards.
• Coordinate with GSA officials, agencies, counsel, and stakeholders to resolve issues and meet milestones.
• Track schedules, dates, deliverables, and risks; communicate status and actions.
• Support post-award design/construction coordination and occupancy milestones.
