Job summary

Newmark is seeking a Transaction Manager GLS Max to lead lease acquisition actions under the GSA GLS Max contract. You will manage end-to-end leasing from market analysis to post-award coordination, coordinating with government agencies, lessors, and legal counsel to ensure compliant, timely outcomes.

The role requires strong negotiation, organizational, and analytical skills, with experience in government real estate preferred.

Qualifications

• Associate's or bachelor's degree preferred.
• Broker licensure by state/local jurisdiction required.
• Minimum of five years of commercial real estate experience within last ten years.
• At least one year of government real estate experience within past ten years.
• Strong ability to review docs, track milestones, and coordinate stakeholders.

Responsibilities

• Serve as primary contact for lease acquisition actions from initiation to post-award transition.
• Perform leasing support aligned with GSA Leasing Specialist role.
• Conduct market analysis, surveys, and research to identify viable locations.
• Support development of space requirements and RLPs.
• Solicit, receive, organize, and evaluate offers; analyze pricing and TI costs.
• Lead or support negotiations with lessors on rent and terms.
• Prepare and organize lease documentation and records per requirements.
• Coordinate with GSA, agencies, legal, brokers, and stakeholders to resolve issues.
• Track schedules, dates, deliverables, and risks.
• Identify opportunities to improve efficiency and cost-effectiveness.
