Job summary

Arnold Grounds Apartment Management seeks an experienced Affordable Community Manager to oversee a 61-unit Project-Based Section 8 community in Central, SC. The role requires HUD compliance, tenant relations, and strong financial oversight to maintain occupancy and comply with regulations.

Responsibilities include leasing, certifications, rent collection, and coordination with maintenance. The ideal candidate has 2–3 years in affordable housing and proficiency with RealPage OneSite and MS Office

Qualifications

• 2–3 years of property management experience, preferably in affordable housing.
• Strong working knowledge of HUD Project-Based Section 8 housing programs is required.
• Experience with annual recertifications, interim certifications, EIV, TRACS, and HUD compliance procedures.
• Familiarity with HUD Handbook 4350.3, Fair Housing regulations, and tenant eligibility requirements.
• Experience using RealPage OneSite or comparable property management software.
• Excellent organizational, administrative, and time-management skills.
• Proficiency in Microsoft Office, including Excel, Word, and Outlook.

Responsibilities

• Oversee daily property operations including leasing, resident relations, maintenance coordination, and admin tasks.
• Ensure compliance with HUD PB–Section 8 regulations and policies.
• Manage annual and interim certifications, income verifications, and eligibility.
• Maintain tenant files and HUD Handbook 4350.3 compliance.
• Monitor occupancy, vacancies, leasing activities, and unit readiness.
• Prepare and submit HAP information and coordinate certifications.
• Maintain records using RealPage OneSite.
• Coordinate with maintenance to ensure work orders and turnovers.
• Conduct regular property inspections for safety and curb appeal.
• Address resident concerns and enforce leases.
• Manage rent collections, delinquency reporting, and monthly financials.
• Prepare for MORs, NSPIRE inspections, and other regulatory reviews.
• Communicate with regional management on performance and needs.
