Arnold Grounds Apartment Management in Lawton, Oklahoma, seeks an experienced Affordable Community Manager to oversee a 61-unit Project-Based Section 8 community. The role emphasizes HUD compliance, tenant relations, financial oversight, and efficient property operations.

The successful candidate will manage recertifications, income verifications, and eligibility, maintain tenant files, and ensure accurate records using RealPage or similar software.

Qualifications

• Minimum 2-3 years in property management, preferably affordable housing.
• Strong working knowledge of HUD Project-Based Section 8 housing programs is required.
• Experience with recertifications, income verifications, tenant eligibility, and HUD compliance procedures.
• Familiarity with HUD Handbook 4350.3, Fair Housing, and eligibility requirements.
• Experience using RealPage, OneSite, Yardi, or comparable software.
• Excellent written and verbal communication skills; able to work independently and meet deadlines.

Responsibilities

• Oversee daily property operations including leasing, resident relations, maintenance coordination, and admin tasks.
• Ensure full compliance with HUD PB/S8 regulations, policies, and procedures.
• Manage annual and interim recertifications, income verifications, and eligibility requirements.
• Maintain tenant files and ensure HUD Handbook 4350.3 compliance and program requirements.
• Monitor occupancy, vacancies, leasing activity, and unit readiness to minimize vacancy loss.
• Prepare and submit Housing Assistance Payment information and coordinate certification processing.
• Maintain accurate records using RealPage and OneSite software.
• Coordinate with maintenance to complete work orders, preventive maintenance, and turnovers.
• Conduct regular property inspections to maintain curb appeal, safety, and standards.
• Address resident concerns professionally while enforcing leases and policies.
• Manage rent collections, delinquency reporting, notices, and monthly financial reporting.
• Prepare for HUD MORs, NSPIRE inspections, and other regulatory reviews.
• Keep regional management updated on performance, compliance, and operational needs.
