Avenue5 Residential is seeking an Assistant Property Manager in Vista, California. The role supports the property manager with operations, leasing, and resident relations, ensuring efficient property performance and positive resident experiences.

Key responsibilities include lease administration, financial reporting, and coordination with maintenance. Requires 2–3 years in property management, high school diploma, and familiarity with Yardi Voyager is a plus.

Qualifications

• High school diploma required; Bachelor's degree preferred.
• Two to three years of property management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Prior experience in Yardi Voyager or another equivalent system preferred.

Responsibilities

• Assist the property manager in managing day-to-day operations including resident satisfaction, retention, and full resident lifecycle activities.
• Understand and follow operations guidelines in the property management agreement.
• Maintain accounts receivable including collecting rent and posting rent; balance rent roll.
• Prepare daily, weekly, and monthly financial and leasing reports.
• Audit records for lease expirations, delinquencies, and unlawful detainers.
• Process evictions and attend court hearings as needed.
• Lease apartments and assist with marketing and resident relations.
• Inspect property for safety and cleanliness and coordinate with maintenance.
