Job summary

ZRS Management LLC is seeking a Property Manager to oversee day-to-day operations of our apartment communities in the Richardson, TX area. The role focuses on leasing, rent collection, maintenance coordination, and resident relations to maximize profitability.

You will develop marketing strategies, conduct market research, and implement competitive pricing while leading a team of leasing consultants, maintenance techs, and staff. Flexibility to work evenings and weekends as needed is required.

Qualifications

• High school diploma required; post-secondary preferred in business or property management.
• Previous Property Manager experience in multifamily preferred.
• Excellent computer, math, and reasoning skills; strong communication abilities.
• Proficiency with MS Office and property management software (Yardi, OneSite, RealPage, etc.).
• Ability to manage leasing, rent collection, maintenance, and resident relations.

Responsibilities

• Oversee all aspects of property operations including leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Set competitive rental rates based on market research and pricing strategies.
• Hire, train, supervise, and motivate leasing consultants, maintenance technicians, and administrative staff.
• Coordinate maintenance, move-ins, make-readies, and timely work orders with the maintenance team.
• Oversee lease renewals, negotiate terms, and maximize resident retention.
• Conduct periodic property inspections for compliance with standards and regulations.
• Maintain accurate financial records, prepare budgets, and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.
