Responsibilities

• Maintain lawns, landscaping, flower beds, and common areas.
• Perform routine grounds cleanup, removing leaves, debris, and litter.
• Assist with planting, trimming,weeding, and mulching tasks.
• Maintain sidewalks, breezeways, parking areas, and other exterior spaces.
• Operate basic landscaping equipment safely.
• Assist with seasonal grounds maintenance including snow/ice removal.
• Identify and report maintenance or safety issues to management.
• Keep outdoor amenities and recreational areas in good condition.
• Help keep dumpsters and surrounding areas clean and organized.
• Assist maintenance staff with general property upkeep.

Position Summary

The Groundskeeper is responsible for maintaining the property's grounds, landscaping, common areas, and exterior spaces to ensure the community remains clean, attractive, and well-maintained.

The ideal candidate is dependable, hardworking, detail-oriented, and comfortable working outdoors in various weather conditions.

Key Responsibilities

• Maintain lawns, landscaping, flower beds, and common areas.
• Perform routine grounds cleanup, including removing leaves, debris, and litter.
• Assist with landscaping tasks such as planting, trimming, weeding, and mulching.
• Maintain sidewalks, breezeways, parking areas, and other exterior areas.
• Operate basic landscaping and maintenance equipment safely.
• Assist with seasonal grounds maintenance, including snow and ice removal when needed.
• Identify and report maintenance, safety, or landscaping issues to management.
• Help maintain outdoor amenities and recreational areas.
• Keep dumpsters and surrounding areas clean and organized.
• Assist maintenance staff with general property upkeep as needed.
• Follow all safety procedures and company policies.
• Provide courteous and professional service to residents, vendors, and team members.

Qualifications

Required

• Previous groundskeeping, landscaping, janitorial, maintenance, or related experience preferred.
• Ability to work outdoors for extended periods and in varying weather conditions.
• Ability to lift up to 50 pounds and perform physical work, including bending, stooping, walking, and standing for extended periods.
• Reliable transportation and dependable attendance.
• Ability to work independently and as part of a team.
• Strong attention to detail and pride in maintaining clean and attractive grounds.
• Good communication and customer service skills.

Preferred

• Previous experience working at an apartment community or multifamily property.
• Landscaping or horticulture experience.
• Experience operating lawn mowers, trimmers, blowers, and other landscaping equipment.
• Basic knowledge of irrigation systems and seasonal landscaping.

Work Environment

• Primarily outdoor work within a multifamily apartment community.
• Frequent walking, standing, bending, lifting, and physical activity.
• Exposure to varying weather conditions.
• Frequent interaction with residents, vendors, and property management team members.
• Occasional weekend or holiday availability may be required.
