Job summary

LSA Management in Charlotte, NC is seeking a Groundskeeper / Porter to maintain the exterior of our 334-unit affordable and senior housing community. This full-time role focuses on keeping curbs, walkways, and common areas clean, safe, and presentable for residents.

You will handle daily upkeep, assist with trash-outs, light maintenance, and interact respectfully with senior residents and families. A valid driver's license and ability to work outdoors in various weather are required.

Qualifications

• Experience in groundskeeping, janitorial, or general labor preferred.
• Must have valid driver's license and reliable transportation.
• Ability to work outdoors in all weather; lift up to 50 lbs.
• Strong attendance and dependable attitude.

Responsibilities

• Daily Property Upkeep: Walk grounds daily to remove litter, debris, and pet waste from lawns, parking lots, and breezeways.
• Safety & Accessibility: Ensure walkways and ramps are clear of hazards, leaves, and ice during winter.
• Curb Appeal: Pressure wash buildings, clean leasing office glass, maintain dumpster areas and enclosures.
• Unit Turns: Assist in trash-outs from vacant units to prep for new residents.
• Basic Maintenance: Change exterior bulbs, assist with mulch, light painting.
• Resident Service: Maintain a professional, friendly demeanor with residents and families.
