Job summary

Horizon3.ai in the New York City metro area seeks a Senior Manager, Real Estate & Workplace to lead the global real estate portfolio and hybrid workplace operations. You will manage office footprints across cities, guide budgeting, lease negotiations, and vendor relations with cross-functional partners including Finance, IT, and Security.

This leadership role requires 8+ years in real estate/workplace operations, multi-market expansion experience, and a product-minded approach to scaling

Qualifications

• 8+ years in workplace management or real estate operations.
• Experience managing portfolios across multiple locations or markets.
• Experience opening, scaling, or relocating office spaces in fast-growing tech or professional services.
• Deep expertise in lease negotiation, vendor management, budgeting, and financial forecasting.
• Bachelor's degree in business, real estate, facilities management, or related field.
• 8+ years of workplace/real estate operations experience, including managing multiple team.
• Proven experience leading multi-market office expansion or portfolio management.

Responsibilities

• Own global real estate portfolio strategy and roadmap for 6 offices (and counting) across 4 time zones.
• Evaluating new market opportunities (D.C., NYC, London, Singapore) based on hiring plans, business drivers, and financial impact.
• Developing market entry business cases with financial models, risk analysis, and implementation timelines.
• Forecasting real estate costs, identify optimization opportunities, and manage budget discipline across the portfolio.
• Leading end-to-end office launches from market evaluation through post-launch stabilization (site selection, lease negotiation, buildout, vendor management, launch execution).
