Job summary

Horizon3.ai is seeking a Senior Manager, Real Estate & Workplace to lead its global real estate portfolio and workplace operations. Overseeing offices across multiple cities, you will manage a team, drive budgeting, lease negotiations, vendor management, and scalable workplace standards to support a hybrid workforce.

You will partner with Finance, People Operations, IT, Security, and senior leadership to align real estate with strategy and global growth.

Qualifications

• 8+ years of workplace management, real estate operations, or facilities leadership experience.
• Proven track record managing real estate portfolios across multiple locations or markets.
• Experience opening, scaling, or relocating office spaces in fast-growing tech or professional services companies.
• Deep expertise in lease negotiation, vendor management, budgeting, and financial forecasting.
• Bachelor's degree in business, real estate, facilities management, or related field.
• 8+ years of workplace/real estate operations experience, including managing multiple team.
• Proven experience leading multi-market office expansion or portfolio management.

Responsibilities

• Own the global real estate portfolio strategy and roadmap for 6 offices across 4 time zones.
• Evaluate new market opportunities based on hiring plans, business drivers, and financial impact.
• Develop market entry business cases with financial models, risk analysis, and timelines.
• Forecast real estate costs and manage budget discipline across the portfolio.
• Lead end-to-end office launches from market evaluation through post-launch stabilization.
