Job description

Summary:
The General Maintenance Worker reports to the Manager of Facilities Planning and Operations Management. Under general supervision and in accordance with Brown University Health policies and procedures, performs routine repair and maintenance functions at Brown University Health outreach sites.

Responsibilities:

  1. Receives work orders for a wide range of repair and maintenance requests at various Brown University Health Affiliate off-site locations. Performs rebuilding and repairing of furniture, walls, windows, and frames, as well as installation and replacement of countertops, floor and ceiling tiles, fixtures, drywall, handrails, locks, hardware, ceramic tiles, wall hangings, and similar projects. Installs, repairs, and adjusts keyboard trays, and removes and replaces HIPAA bins. Tasks may include plastering, painting, staining, varnishing, wallpapering, applying sealant, and decorating interior surfaces, woodwork, trimmings, furniture, and equipment. Moves and relocates office furniture and equipment.
  2. Resolves minor plumbing and electrical issues that do not require licensed tradespersons, including installing and repairing plumbing fixtures such as sinks, toilets, faucets, eye wash stations, emergency showers, and related equipment. Installs and replaces bulbs and batteries in emergency lighting fixtures, checks breakers, plugs, and switches for proper operation. Performs initial evaluation to determine if repairs require licensed contractors.
  3. Completes inspections of fire extinguishers and emergency lights.
  4. Performs groundskeeping duties as directed, including trash pickup, sweeping, and maintaining landscaping beds and other areas.
  5. Assists with snow and ice removal at all off-site locations using provided equipment.
  6. Communicates with customers regarding work schedules and completion times.
  7. Completes basic records such as work orders, requisitions, and vehicle inspection sheets.
  8. Performs other duties as assigned.

Other Information:

  1. Basic Knowledge: High School diploma or GED with vocational courses in HVAC or other building trades preferred. Certification in construction or building specialties is preferred. Knowledge of all maintenance and repair trades is essential.
  2. Experience: Minimum of two to three years of journeyman-level experience in a skilled labor position.

Work is performed in indoor and outdoor environments, requiring travel between sites. Tasks may involve working at heights on scaffolding and ladders, exposure to noise, dust, grease, smoke, fumes, noxious odors, gases, and various weather conditions. Tasks include walking on different surfaces, including slippery and uneven terrain. The environment is informal and team-oriented, with both routine and variable tasks at variable paces and pressures. Primary physical requirements include walking, standing, stooping, bending, kneeling, crouching, crawling, climbing, reaching, twisting, pushing, pulling, lifting, and carrying moderate to heavy weights. Operation of hand and power tools, equipment, and vehicles is required. Effective verbal communication is necessary.

Safety precautions are followed to minimize hazards related to tools, chemicals, and climbing. A valid driver’s license, proof of insurance, and a good driving record are required.
