Orbach Affordable Management is seeking an Assistant Property Manager for OAHS Salem Gardens TC LLC in Winston-Salem, NC. The role focuses on maintaining occupancy, regulatory compliance, and timely unit turns while delivering excellent resident services.

The ideal candidate will manage Section 8 and LIHTC processes, recertifications, rent calculations, and EIV reporting with accuracy. A team-oriented, detail-driven professional with reliable transportation is preferred.

Qualifications

• Knowledge of Project Based Section 8, voucher, and LIHTC programs.
• Excellent written and communication skills required.
• Attention to detail is essential.
• Team player with can-do attitude.
• Ability to oversee multiple functions with prioritization.
• Reliable transportation to the property required.
• COS Certification a plus.
• Microsoft Word and Excel knowledge a plus.

Responsibilities

• Oversee initial, annual, and interim recertifications for Section 8/LIHTC.
• Calculate rents for annual and interim recertifications.
• Ensure compliance with 4350.3 handbook and HUD LIHTC guidelines.
• Run EIV reports per company policies.
• Identify income discrepancies and prepare repayment agreements.
• Review applicant files for eligibility under Section 8 and LIHTC.
